Basement finishing cost per square foot (2026)
Using national-average material prices and construction wages, the core finish of a basement (framing, insulation, drywall, paint and LVP flooring) costs about $24.40 per square foot of floor at contractor cost, or $28.06–$30.50 with typical contractor overhead and profit.
That’s before electrical, HVAC, doors and trim, egress windows, a bathroom, permits and any moisture work, which can add a lot. Below is every line, the unit cost behind it, and what we assumed, so you can swap in your own numbers.
The example basement
- 1,000 sq ft of floor (about 25 × 40 ft), 8 ft ceilings
- 130 linear feet of foundation wall, all framed out
- 60 linear feet of new interior walls (a bedroom, a closet and a mechanical room)
- Drywall and paint on the perimeter walls, both sides of the new walls, and the ceiling
- LVP flooring throughout

Unit costs are the national contractor-cost figures from our published guides (linked in each row), with the guides’ typical 15–25% overhead and profit applied for the right-hand column. Material pricing as of 2026-06. Labor is about 72% of the contractor cost in this example.
What’s not in that number
- Electrical: circuits, outlets, lighting, smoke and CO alarms. See where smoke alarms are required, interconnection and AFCI protection.
- HVAC: extending ducts or adding a dedicated system.
- Doors, trim and stair finish.
- Egress window: a basement bedroom needs an emergency escape opening, and cutting a foundation wall for a window and window well is often one of the biggest single lines.
- Bathroom: plumbing, possibly an ejector pump, fixtures and tile.
- Moisture and insulation: fix any water problem first. The energy code’s basement-wall insulation requirement depends on your climate zone, so check it before you price batts.
- Permit and inspections.
- Ceiling height: check basement ceiling height rules, including beams and ducts before you plan a finished room.
Where you live changes the number
Labor is most of this cost, and construction wages swing a lot by metro. See construction labor costs by metro, or city pages like Chicago, Denver and Dallas.
Common questions
How much does it cost to finish a 1,000 sq ft basement?
In this example, the core finish (framing, insulation, drywall, paint and LVP) is about $24,401 at contractor cost, or $28,061–$30,501 with typical overhead and profit. Electrical, HVAC, doors and trim, an egress window and any bathroom come on top.
What's the cheapest way to finish a basement?
Fewer new walls, an open plan, and leaving the ceiling exposed and painted instead of drywalled all cut cost. In this example, drywall and paint on the ceiling alone are about $3,840 of the contractor-cost total.
Does finishing a basement need a permit?
Usually, because it creates living space and almost always includes electrical work. Ask your building department before you start.
Do I need an egress window to finish a basement?
If the finished basement includes a bedroom, that bedroom needs an emergency escape and rescue opening under the IRC. Your jurisdiction may require more; check with your building department.
