Schedule of values — generate one free
The line-item breakdown your pay applications bill against — built from your estimate so the lines sum exactly to the contract price, with an integrity check that never lets the two drift apart.

What it is
A schedule of values decomposes the contract sum into billable line items — the backbone of progress billing. Every pay application's continuation sheet bills each SOV line by percent complete, so the SOV must reconcile to the contract sum to the penny. Donnie builds the SOV directly from your estimate's line items (or a lump-sum line for a lump estimate), and the pay-application engine re-checks the reconciliation on every draw.
What's on the document
Line items with scheduled values
From your estimate's real line items — not typed in twice.
Contract-sum reconciliation
The lines must sum to the contract sum; Donnie prints a warning on any pay application where they don't.
Per-line billing basis
Each line then carries completed-previous / this-period / stored across every draw.
Common questions
How detailed should SOV lines be?
Detailed enough that percent-complete per line is defensible at inspection, coarse enough to administer. Owners and lenders often want front-loaded soft costs broken out — your contract governs.
What if my estimate is a lump sum?
Donnie emits a single construction-cost line so the SOV still reconciles — you can split lines before the first draw.
